Spring SavingsDuring the 1st quarter of the 2012 year, 30 homes and condos were sold in the Cape Elizabeth Maine residential real estate market. This was a 30% increase of sales volume compared to the 1st quarter of last year, and an increase compared to the last quarter of 2011. The median price of housing in Brunswick was 315K, which had decreased by 12% year over year. The average number of days on the market for Cape Elizabeth  was 110 – down slightly from the 4th quarter of last year.

Cape Elizabeth Birds10 homes were sold in Cape Elizabeth Maine during the month of February. This was an 11% increase in sales volume compared to last year at this time, as well as month to month. Cape Elizabeth homes had a median price point of 368K – up by 34% compared to a month earlier. Homes in Cape Elizabeth Maine that were sold in Feb. were on the market for an average of 95 days, down 63% year over year.

HouseDuring January 2012 a total of 9 homes were sold. This was a 13% increase in the number of homes sold compared to the previous year as well as a 29% increase in sales volume compared to the previous month. The median price point of homes sold in Cape Elizabeth was 275K, up 46% from one month earlier. The average number of days on the market for Cape Elizabeth homes was 56.

Marker Report GraphThe 2011 year saw 93 home sales in Freeport Maine real estate.  This was a year over year increase – 85 homes were sold in Freeport during 2010. Residential real estate decreased in value from an average of 288K during 2010 to 265K for this year. Current inventory is lower than December 2011 levels, with only 50 homes for sale in Freeport for the month of January.

In the residential real estate market of Cape Elizabeth Maine, the 3rd quarter saw 39 homes sold at a median sales price of 344K. This represents a volume decrease of 7% compared with the third quarter of 2010.  The median sales price was down 16% compared with a year prior. In general, volume has been up in the greater Portland area compared to last year at this time. With stable pricing, and list to sales ratio coming in around 96%, a home priced at fair market value will sell.

September 11 Housing Update for Cape Elizabeth ME

The housing market for Cape Elizabeth Maine has seen no change in sales volume year over year, with 12 homes sold in August of both 2010 and 2011. This has been a slight decrease in sales, month over month with 15 homes sold in July 2011. Median price has dropped by 22% month over month to 320K in August, and the average number of days on the market rose to 80 for August. In general, the greater Portland area has seen stable volume and lower prices through the summer months.

Beach at Fort Williams Park Cape Elizabeth METhe median price of Cape Elizabeth Maine homes for sale rose from 385k in July 2010 to 410k for July 2011, for a 6% yearly increase. During the month of July 2011, 15 homes were sold in Cape Elizabeth compared to 19 one year earlier for a 21% drop in sales year over year.

Cape Elizabeth 2nd Quarter 2011 Housing Update

Fort Williams Park in Cape ElizabethDuring the second quarter of 2011 the residential real estate market for Cape Elizabeth Maine has seen a decrease in transaction volume. With 38 homes sold this quarter, Cape Elizabeth sales transactions are down 12% from their 2010 2nd quarter level. This difference can largely be accounted for by last year’s tax credits for home buyers which increased sales for the 2010 year. Since the 2nd quarter of 2010, Cape Elizabeth home prices have risen by 20% up to an average of 411K this year.

June 2011 Cape Elizabeth ME Housing Report

The residential real estate markets of Cape Elizabeth saw 10 transactions take place during May 2011. This was a decrease in transactions from the 14 that occurred in April 2011, although inventory and median sales price increased. In May 2011 a median sales price crept to 440K where in May 2010 this was averaging a lower 319K. Average days on the market for homes in Cape Elizabeth were just 18 in May 2011, down 87% from a month earlier.
