During the second quarter of 2011 the residential real estate market for Cape Elizabeth Maine has seen a decrease in transaction volume. With 38 homes sold this quarter, Cape Elizabeth sales transactions are down 12% from their 2010 2nd quarter level. This difference can largely be accounted for by last year’s tax credits for home buyers which increased sales for the 2010 year. Since the 2nd quarter of 2010, Cape Elizabeth home prices have risen by 20% up to an average of 411K this year.

The residential real estate markets of Cape Elizabeth saw 10 transactions take place during May 2011. This was a decrease in transactions from the 14 that occurred in April 2011, although inventory and median sales price increased. In May 2011 a median sales price crept to 440K where in May 2010 this was averaging a lower 319K. Average days on the market for homes in Cape Elizabeth were just 18 in May 2011, down 87% from a month earlier.
